Apartment bathrooms are a different job
Parramatta has changed faster than almost anywhere in Sydney. The CBD skyline is towers from the last twenty years. Around them are 1960s and 1970s red-brick walk-ups in Harris Park, Granville, Westmead and North Parramatta. And between those are Victorian and Federation cottages, some in heritage conservation areas.
Most of the bathrooms people ask us about sit in the first two categories — inside a strata building. That changes nearly everything about how the renovation is planned.
What strata changes
Approval before anything else. Work involving waterproofing is generally a major renovation under NSW strata law, needing a special resolution at a general meeting. The meeting schedule, not the builder's availability, usually sets your start date. We prepare the scope, membrane specification and insurance documents the owners corporation needs.
By-laws decide the working day. Permitted hours, lift bookings and protection, where trades park, where waste goes, and whether a bond is required. A quote that ignores these is not a real quote.
The slab is not yours to cut. Wastes run through the slab into the unit below. Newer towers often have post-tensioned slabs, which cannot be drilled without scanning and engineering sign-off. The layout stays.
The neighbour below matters. A failed membrane in an apartment does not just damage your bathroom — it damages someone else's ceiling. Waterproofing is where the most care goes.
Older walk-ups and newer towers need different advice
1960s–80s walk-ups. Small bathrooms, often with a bath under a shower, tiled on render or fibre cement. Linings from before about 1990 can contain asbestos and are tested before pricing. The membrane is frequently absent or failed.
2000s–2020s towers. Bathrooms that are structurally sound but dated, or — in younger buildings — showing waterproofing defects. If your building is less than about six years old and the shower is leaking, talk to the strata manager before renovating: it may be a building defect covered by statutory warranty, and ripping it out yourself can complicate that claim.
Houses. Cottages in Harris Park and North Parramatta, post-war houses in Granville and Dundas. These are conventional house renovations, sometimes with heritage considerations.

Questions people ask before they commit
Do I need strata approval to renovate an apartment bathroom?
Almost always. In NSW, renovation work involving waterproofing is generally treated as a major renovation under strata law, which needs approval by special resolution at a general meeting of the owners corporation. Getting that approval is usually the longest lead item in an apartment bathroom job.
What does an apartment bathroom renovation cost in Parramatta?
As a 2026 planning guide, an apartment main bathroom runs about $18,000 to $30,000 and an apartment ensuite $15,000 to $25,000. A main bathroom in a house runs $24,000 to $36,000. Strata logistics — lift protection, restricted hours, waste removal without a skip — are included in those figures.
Can the shower or toilet be moved in a unit?
Rarely, and it is almost never worth it. Wastes pass through a concrete slab into the unit below, and many newer Parramatta towers have post-tensioned slabs that cannot be core-drilled without scanning and an engineer's sign-off. Good apartment bathroom design works with the existing waste positions.
